Wicklow's New Homes Carry Highest Price Tags Outside Of Dublin

Wicklow sits about €27,000 above the national median. It also edges past neighbours Kildare (€460,000) and Meath (€450,028), and is higher than any county in Munster or Connacht-Ulster.

Dublin remains dearer still. The median new home costs €500,000 in North County Dublin, €580,000 in South City and €650,000 in South County Dublin.

A market that is cooling

The national picture is softer than the headline prices suggest. List prices rose 3.0% in the year to September, about half the pace of a year earlier. Transaction prices, based on early Property Price Register figures, rose just 0.8%, the slowest since 2020.

Professor Ronan Lyons, the report's author, says the cooling looks like weaker demand rather than a surge in supply. New listings were flat, but homes are taking longer to sell. Stock now equals about 3.2 months of sales, up from 2.8 a year ago, though still well below the roughly five months typical before the pandemic.

Buyers are also shifting to new homes. New-home sales rose 13% nationally in the year to June, to almost 14,000, while second-hand sales dipped 1%.

Commenting on the report, its author Ronan Lyons, author of Brittle: How the Housing Crisis Is Breaking Ireland – And How to Fix It which comes out October 1st, said: 

“The clearest message from the third quarter is that house price inflation is easing – visible in both list prices and transaction prices. A year ago, the typical home ultimately sold for 6.8% more than the initial list price. Now, with list prices rising faster than sale prices, that ‘market heat’ measure has fallen to 2.6%.

“Ideally, price pressures would ease because second-hand supply has finally recovered after collapsing during covid. However, for second-hand homes at least, the figures say otherwise: the flow of homes coming onto the market has been flat for three years. What has changed is how quickly those homes sell. Outside Dublin, at least some demand has switched to new homes but in Dublin, sales of both new and second-hand homes fell. That is the clearest sign of genuinely softer demand, and a signal to watch in the coming quarters.”

What Wicklow buyers might expect

The report's county-level Wicklow detail is not covered here, but the wider Leinster region outside Dublin gives a guide to asking prices.

The average listed price for a 3-bed semi-detached was €383,000 (up 2.1%), and a 4-bed semi was €454,000 (up 3.0%). A 4-bed detached averaged €540,000 (up 2.8%), and a 3-bed terraced home €337,000 (up 5.3%).

Buyers now have more room to negotiate. Only about one in ten market participants surveyed says current prices represent good value, a share largely unchanged since 2021.
