Wicklow's Property Market Highest Outside Of Dublin

House prices in Bray and Greystones at a premium and out of reach of many with huge market desire prompted by proximity to capital as well as growing demands for services in north Wicklow

The Central Statistics Office' latest Residential Property Price Index provided the usual eye opening data on Wicklow's desirability as a location in which to live and work.

The new data covers property price data up to October 2025 and provides national, regional and local insights based on stamp duty filings.

According to the CSO, residential property prices across Ireland increased by 7.3% in the twelve months to October 2025.

This represented a slight easing in the rate of growth compared with previous months. The national median price paid for a dwelling during this period was €381,000.

Prices outside Dublin continued to rise more quickly than those within the capital, with annual growth of 8.9% compared with 5.4% in Dublin.

Wicklow stood out in this release as the most expensive area outside Dublin.

Over the twelve months to October 2025, the median price of a residential property in County Wicklow was approximately €450,010, making it the highest-priced county nationally outside the capital.

This reflects sustained demand in the county, particularly in coastal and commuter locations.

At a more local level, the CSO’s Eircode-based data showed that parts of Wicklow recorded the highest median prices outside Dublin.

In the year to October 2025, the A98 Eircode area, which includes Bray, had a median residential property price of around €550,000.

Greystones, in the A63 Eircode area, followed closely with a median price of approximately €540,000. These figures underline the premium attached to well-connected coastal towns in north Wicklow.

The CSO also reported that there were 4,830 residential property purchases filed in October 2025, comprising both new and existing dwellings, with a total transaction value of about €2.1 billion.

Over the rolling year to October, first-time buyers accounted for just over 38 per cent of purchases, while former owner-occupiers made up just over half of all transactions.

Overall, the December 2025 CSO data confirms that while the pace of house price growth nationally has moderated somewhat, Wicklow remains one of the strongest and most expensive property markets in the country, driven by its proximity to Dublin and the continued popularity of towns such as Bray and Greystones.
