First-time buyers are driving the housing market in Wicklow with 70% of purchases in 2025
The housing market in County Wicklow experienced notable growth in 2025, with the average price of a second-hand three-bedroom semi-detached house reaching €404,198.
This marks a 7.6% increase from €375,600 at the end of 2024. Despite rising prices, homes continued to sell relatively quickly, averaging around six weeks on the market.
A large portion of these sales were driven by first-time buyers, who accounted for 70% of purchases, while 12% of transactions involved landlords exiting the market.
Energy-efficient homes are increasingly in demand, with A-rated BER properties commanding a 7% premium over comparable C-rated homes, reflecting a growing buyer preference for sustainability.
National Trends
Across Ireland, house prices continued their upward trajectory. The average price for a three-bedroom semi nationally reached €359,417, up 1.6% in the last three months and 8.7% over the year.
In Dublin, the average soared to €586,000, representing an 8.1% annual increase.
Other major cities saw prices rise to €373,750, up 7.4% year-on-year, while large towns experienced the most significant growth, with averages reaching €275,611, a 9.9% increase.
Homes in large towns sold slightly slower, averaging five weeks on the market. Commuter counties also saw prices climb to €373,513, highlighting ongoing supply challenges.
